What To Do Before Taking Photos

When the time comes to sell your home it is very important that the one per-centers are taken care of as THERE IS ONLY ONE OPPORTUNITY TO MAKE A GREAT FIRST IMPRESSION.

By keeping this at the forefront of every decision you make with your home is very important. Prior to having your home professionally photographed it is important to ensure that the home is actually ready for photos. Sometimes Photoshop or enhancing a photo doesn't always mean that the imperfections will be hidden. More importantly even if they can be hidden, your potential purchaser will inspect the home in person and that's when it really matters most.

If you are planning on selling your home ask your selves these questions;

When was the last time the home was painted?

Is it worthwhile getting in a gardener to tidy up the gardens?

Is that crack in the wall going to deter buyers?

Should we re grout the bathroom or change the broken tiles?

Have we decluttered?

There are of course the unrenovated homes or the outdated homes, these are the exceptions of course. However, there are still a few things that can be done. We now live in a society where a lot of us are not scared to get our hands dirty and renovate. Use this to your advantage! If the home provides scope to renovate show it! Pull up the old carpet and expose those boards, this often gives buyers the confidence of knowing what lies beneath. If the home is showing signs of structural issues then arrange a building inspector and have the report on display at the open for inspections. Buyers will appreciate this as they see transparency in the sale.

Sometimes even the unrenovated home with a lick of paint right through the home, new carpet/polish of the boards and new light fittings can make the world of difference. Add to this professional styling and before you know it you have invested $10,000-$15,000 to increase the sale price by $50,000 to $80,000....not a bad investment at all if you think about it.
